A New Patio Should Still Look Good in Five Years. Most Don’t.

A well-laid patio is one of the best things you can do for a Dorking garden. It extends your living space, anchors the outdoor layout and – when it’s done well – becomes the part of your garden you use every day from April to October. When it’s done poorly, it becomes the thing that annoys you every time you look at it.

The problems that surface within a year or two – slabs that have dropped at one corner, joints that are crumbling and full of weeds, puddles that sit on the surface after light rain, edges that have started to break away – are almost never material failures. They’re preparation failures. A sub-base that wasn’t deep enough or compacted properly. Drainage falls that weren’t set before laying started. Slabs bedded on a mix that was too weak or too wet. Jointing compound that wasn’t given proper curing time.

Dorking’s ground conditions make this more demanding than it sounds. The clay-heavy soil in many parts of the town moves seasonally – shrinking in dry summers and swelling back in wet winters. A sub-base that isn’t adequate for those conditions will allow the patio above to shift with it. The varied micro-climates across Dorking gardens – south-facing plots that bake in summer versus north-facing spaces under mature tree cover that stay damp – also affect which materials perform best and how they need to be laid.

As builders in Dorking who have been laying patios across the area since 2007, we know what the ground here demands – and we prepare for it properly before a single slab goes down.

Dorking’s Patio Installers – Preparation First, Every Time

DFB Building and Landscaping has been installing patios across Dorking, Westcott, Brockham, Mickleham, Capel and the surrounding villages since 2007. We work with natural stone, porcelain, block paving and concrete – and we’ll give you an honest recommendation on which material suits your garden, your aspect and your budget rather than pushing whichever product has the best margin.

The visible part of a patio – the surface you walk on and look at – is the easy bit. The preparation underneath is where the difference between a patio that lasts and one that doesn’t is decided. We don’t cut that short to save a day’s work, because a patio that needs relaying in three years isn’t a saving for anyone.

Patio Materials We Install in Dorking

Each material has real strengths and genuine trade-offs. Here’s what we tell customers when they’re weighing up which surface suits their garden.

Natural Stone

Sandstone, limestone and slate bring a quality of finish that no manufactured product quite matches. Each slab is unique in colour and texture, and natural stone tends to look better as it weathers and settles into a garden rather than worse. It requires a stronger bed mix and more careful setting out than manufactured materials – particularly important on sloping Dorking plots where consistent falls matter.

Best for: Gardens where the look and feel of the material matters most. Period properties and rural plots where a natural finish suits the setting.

Porcelain

The fastest-growing patio choice across Dorking and the surrounding Surrey villages. Porcelain is extremely dense, frost-resistant, low maintenance and holds its colour and surface texture for years. It requires a full mortar bed rather than a spot bedding approach – cut corners on the bed and large-format porcelain tiles crack. We lay porcelain correctly, on a full bed, with the right jointing compound.

Best for: Contemporary gardens and modern properties. Homeowners who want a low-maintenance, consistent finish that stays looking clean with minimal effort.

Block Paving

Versatile, repairable and available in a wide range of colours and patterns. Block paving is particularly good where the patio needs to integrate with a driveway or pathway in the same material. Individual blocks can be lifted and relaid if services need accessing underneath – an advantage over full mortar bed surfaces. Longevity depends on sub-base depth and edge restraint quality.

Best for: Gardens where the patio connects to a driveway or path in the same material. Projects where access to underground services may be needed in future.

Indian Sandstone

The most widely laid patio material across Surrey over the last fifteen years – and when properly specified and installed, genuinely excellent value. The quality of Indian sandstone varies significantly between suppliers. We source from reputable suppliers and seal on completion, which protects the surface and prevents the moss and algae growth that gives poorly maintained sandstone its reputation for going green.

Best for: Most garden styles and budgets. A reliable, attractive choice that works well across traditional and contemporary settings.

Concrete Paving

Modern concrete slabs have improved significantly and offer a consistent, cost-effective option for larger patio areas. Available in a range of finishes including riven, smooth and textured. Concrete paving is more susceptible to freeze-thaw damage than natural stone or porcelain if not properly supported, so sub-base depth is particularly important in Dorking’s cold winters.

Best for: Larger patio areas where budget is a key consideration. Gardens where a consistent, uniform appearance is preferred over the variation of natural materials.

Patio Repairs & Repointing

Not every patio needs replacing. Sunken or rocking slabs can often be lifted, the bed regraded and the slab relaid. Failed pointing – the most common patio problem in Dorking gardens – can be removed and replaced with a stronger, longer-lasting compound. We assess honestly – if a repair is the right answer, we’ll tell you rather than upsell a full replacement.

Best for: Patios in generally good structural condition where isolated problems – sunken slabs, failed jointing, crumbling edges – are affecting the appearance or safety of the surface.

What Separates a Patio That Lasts From One That Doesn’t

The surface is what people photograph. The four things below are what actually determine whether a patio is still level, tight and looking good in ten years – regardless of which material is on top.

Sub-base depth and compaction

Dorking’s clay soil shrinks and swells seasonally. A sub-base that isn’t deep enough or hasn’t been compacted in layers allows movement. We excavate to the correct depth for the material and compact properly – not in one hit.

Drainage falls set before laying

Every patio needs to shed water away from the house and any adjacent structures. We set the falls before a single slab goes down – not try to adjust them retrospectively once laying is underway.

Correct bed mix for the material

Natural stone and concrete slabs can be laid on a semi-dry mix. Large-format porcelain requires a full wet mortar bed. Getting this wrong – laying porcelain on spot beds, for example – leads to cracking. We use the right bed for the material specified.

Jointing done properly and cured

Weak or incorrectly applied jointing compound is the number one cause of patio deterioration in Dorking gardens. We use the right product for the material, apply it correctly and give it the curing time it needs before the patio is trafficked.

Clear and itemised – excavation, sub-base, bed, material, jointing and any steps or edging included. No vague estimates that grow once work starts. You know exactly what you’re getting before we start.

Excavation & Sub-Base

Old surface removed and taken away. Ground excavated to the correct depth. Sub-base laid and compacted in layers. Drainage falls set and checked before any bedding material goes down.

Laying & Bedding

Slabs or blocks laid on the correct bed mix for the material, to the correct falls, with consistent joint spacing. We work methodically – no rushing the laying to hit an artificial deadline.

Jointing, Sealing & Clean-Up

Joints filled with the right compound, surface cleaned and sealed where appropriate. Site left tidy. We walk you round the finished patio before we leave and don’t consider the job done until you’re happy with it.

What Our Dorking Customers Say

Jeremy W. “We hired DFB Building services to lay our new patio, which was not in a good state. A week later and we had a new patio that we are absolutely delighted with. It looks fantastic and the quality of workmanship is very impressive. Dave and his team went above and beyond on this job and ended up sorting out a few other issues we had, such as removing a step and improving the general design of the area. It’s much more functional. They are friendly, tidy and professional. They were always on time and respectful of our home and the neighbours.”
Toby M. “I can’t recommend David and the team at DFB highly enough! They recently transformed both my driveway and patio, and I am delighted with the results. The entire process, from initial quote to project completion, was smooth and professional. David was prompt with communication and clearly explained all the options. The repointing on the patio has not only made it structurally sound again, but it looks fantastic. I wouldn’t hesitate to recommend them.”
Tom M. “Over the moon with the work we had done in our garden. Dave is professional with an eye to detail. Kept us updated through the job and we couldn’t be happier. Highly recommended.”
